Q. We had a foreclosure 12 years ago the mortgage company went out of business so foreclosure never finished.
A: We need to review your original case to determine if the mortgage subject to the old foreclosure proceeding is still valid. It may be barred by the statute of limitations. If that is the case you could bring a quiet title action to remove the mortgage from your property's title. There may be other options if the mortgage is still valid.

With respect to the tax liens, you won't be able to force the county to file a foreclosure. However, if you want to rid yourself of the property and you are not under water, you could simply sell the property to pay off the tax liens.
