The Law Office of Jenna Zebrowski, PLLC
I help commercial real estate professionals and small business owners lock down their rights in their contracts, leases, and other legal documentation. You will know what is in your documents, what is missing, and what the consequences are, so you can make sound business decisions. Understand what you are agreeing to, before signing on the dotted line, and without slowing down your business operations. I provide on-call, as-needed fractional general counsel services, where you get a unique legal solution customized to your issue and your business. You will have certainty and security and know exactly what the rights and obligations are of everyone in the transaction. Get the in-house counsel you need from an outside attorney who is there when you need responsive, reliable and practical legal advice (with no legal jargon).
Fairway Independent Mortgage Corporation
I collaborate closely with corporate and field teams to respond to and support the branch locations. I focus primarily on real estate leasing for +/- 900 branch and corporate locations (new locations, renewals, terminations, etc.) Special projects include: Spanish language lead for marketing materials; coordinate external translation and proofreading for compliance/regulatory and audit purposes; in-depth research and resolution for multiple lease defaults and CAM reconciliation items; and multi-department training on leasing protocol.
Senior Manager-Originations, Licensing & Title Compliance
I serve as a regulatory and compliance resource with a broad range of experience in regulated industries (mortgage services, insurance). I also have a strong background in real estate with leasing and franchise expertise (commercial and residential mortgages). Skill set highlights are: excellent writing, contract drafting, communication and advocacy skills; focus on compliance and real estate in a growth environment, as well as on simplification and digitization as growth initiatives; project leadership; global team experience. I have well-developed oral and written communication skills, excellent interpersonal skills, a demonstrated ability to manage simultaneous priorities, good judgment, issue management and problem analysis skills.
Senior Legal Recruiter (in partnership with law practice)
I act as legal counsel for real estate developers and investors, as well as franchisees, including drafting, revising and negotiating real estate and other related documents, including commercial LOIs, leases, sales, commercial condo regimes, guarantees, evictions, tax items, vendor agreements, franchise documents, etc. I also provide legal advice as-needed for non-real estate matters; documentation and civil litigation. I also assist with staffing needs for law firms and other companies and perform document review (audit/compliance) in English and Spanish. In partnership with RPC Company, I was a Senior Legal Recruiter, working with full cycle recruiting for legal, administrative and clerical fields, including a targeted search and identification of candidates. I also did account development (cold and warm calls) and follow-ups as appropriate, as well as other relationship maintenance with both clients and candidates.
Senior Real Estate Counsel
Sun Holdings, Inc.
I manage commercial leasing and franchising for a 100+ lease multi-concept portfolio and the associated franchises (including development agreements, closure rights and franchisor incentives) in 3 states (restaurants and retail) for this rapidly-expanding restaurant franchisee/real estate investment group (4th largest restaurant franchise group in US). Controlling costs is a large part of this company’s success, so all of my activities are aimed toward that goal. A major and ongoing project I am leading is an investigation to reconcile and recover an estimated $500K in development agreement incentives, including franchise and royalty reductions. Another one is my collaboration with the lead lender to evaluate and attain landlord SNDAs for a $150M syndication loan. Related to the loan, I analyzed and advised General Counsel on the franchise requirements regarding collateralization of loan and subordination issues.
Real Estate Attorney II
I negotiate with landlords and their representatives and then draft, revise, obtain and process real estate documents for this small-space retailer, in malls and shopping centers in the US and Mexico. Additional responsibilities include critical analysis/solutions and legal advice related to lease terms and costs, options, real property taxes, insurance responsibilities, environmental compliance, damage and destruction, condemnation/eminent domain issues, maintenance/repair obligations and default/remedy issues for 4500+ US and 200+ Mexican locations. I work closely with the Mexican entity in negotiating leases for new retail locations internationally. In 2012, I processed 200+ US documents (including an average of one new lease per month) and 94 Spanish language leases.

My duties included evaluating contract and legal liability of clients and advising/supervising legal defense actions with local counsel for government-owned power companies. I also liaised with insurance personnel/clients regarding status of claims and legal proceedings.
